Terms and Conditions
- The contract of hire is between the main party member (who must be over the age of 18 years) and the owner (L Hyslop) and is made in agreement with these terms and conditions.
- Bookings are confirmed with an initial deposit of 30%. However if the booking is made within four weeks of the holiday booking, the full cost is due immediately.
- The balance of the payment (70%) is due four weeks before the start of the holiday. We reserve the right to cancel the holiday where this has not been observed.
- This cottage sleeps 5 or 6; exceeding this number constitutes a breach of contract, unless agreed in writing beforehand with L Hyslop.
- Sorry, this cottage does not allow smoking or pets.
- If a booking is cancelled, the deposit is non returnable.
- The property will be available from 4pm on the day of arrival (a Thursday), and must be vacated by 11am on the day of departure. The property is hired on the understanding that the accommodation is for holiday use only and that no right to remain in the accommodation exists for the guest or anyone in the Tenants party (Housing Act 1988 Schedule 1 paragraph 9).
- The guest shall keep the cottage and all furniture, fixtures, fittings and effects in or on the cottage in the same state of repair as at the commencement of the holiday, and shall leave it all in the same state of cleanliness and general order in which it was found. The guest will leave a £100 damages bond (a cheque made out to L Hyslop) when they pay the balance. This is refundable after the property has been vacated and checked - usually returned by post within 7 working days. If the property is not left in an acceptable condition an additional cleaning charge may be deducted from the damages bond at the discretion of the owner. All damage and breakages will also be deducted.
- If due to reasons beyond the control of the owner, the accommodation is not available, the owner will refund the Tenants all monies which have been paid over. The Owner will be under no further liability towards you (the guest).
- The Owner or Representative shall be allowed access to the accommodation at any reasonable time during any holiday occupancy.
- The Owner accepts no responsibility for personal injury or loss of life to Guests, or loss of or damage to their property, or for other matters over which the Owner has no control.
- If at any time, any member of the party behaves in such a manner considered to be prejudicial to the property, or causes annoyance to any of the neighbouring properties the owner has the right to repossess the property and terminate the letting agreement. Neighbours are not to be disturbed by noisy outside parties and loud playing of audio equipment or musical instruments, etc.
